NOTICE OF EXTRA-JUDICIAL SALE

Upon extra-judicial petition for sale under Act No. 3135 as Amended, filed on November 4, 2013 by Rural Bank of Balungao, Inc., with office and Postal address at A.B. Fernandez Ave., Dagupan City, Pangasinan against CONSOLACION T. CAPUA of legal age, filipino citizen and with residence and postal address at Brgy. Patayac, Sta. Barbara, Pangasinan, to satisfy the mortgage indebtedness which a of October 10, 2013 amounts to NINE HUNDRED EIGHTY FOUR THOUSAND FIVE HUNDRED ELEVEN THOUSAND and 13/100 (Php984,511.13) Philippine Currency, including interest, thereon, exclusive of daily interest and expenses thereafter, and 10% of the total amount of indebtedness as attorney’s fees and expenses incidental  to the public auction sale, the undersigned Sheriff will sell at public auction on December 20, 2013 between the hours of 9:00 A.M. and 4:00 P.M. in front of the Municipal Hall Bldg., Sta. Barbara, Pangasinan to the highest bidder, for cash and in Philippine Currency, the below described property/properties, with all existing improvement thereon to wit:

TRANSFER CERTIFICATE OF TITLE NO. 245511

“A parcel of land, including all improvements thereon, lot No. 19846-A Cad-01-010379-D, situated in patayac, Municipality of Sta. Barbara, Province of Pangasinan, Island of Luzon. Bounded on the SE., along line 1-2 by lot 6805, Consolacion Maramba; on the SW., along line 2-3 by lot 19486-B of the subd. Plan; on the N., along line 3-4 by Brgy. Road, 10.00 m. wide; on the NE., along line 4-1 by Lot 6906, Benito Balencia; all of Cad. 575-D, Sta. Barbara Cadastre. Containing an area of ONE THOUSAND ONE HUNDRED THIRTY FOUR (1,134) SQUARE METERS, more or less, Covered by Transfer Certificate of Title No. 245511 in the name of Consolacion T. Capua. Declared under Tax Declaration No. 285. Assessed at Php34,020.00 for the current year, 2011 at the Sta. Barbara Treasurer’s Office.

Two (2) storey Residential house, made of CHB/concrete, timber under G.I. Roofing with floor area of Two Hundred Square meters (200) constructed on their own lot no. 19846-A. Declared under Tax Declaration no. 286. Assessed at Php37,500.00  for the current year, 2011 at the Sta. Barbara treasurer’s office.

One (1) storey Residential house, Bungalow type made of Concrete Materials. CHB, Timber steel trusses under G.I. Roofings constructed on their own lot no. 19846-A with a ground Floor area of ONE HUNDRED EIGHTY (180) square meters more or less. Declared under Tax Declaration no. 1333. Assessed at 70,000.00 for the year 2011 Realty State tax paid under official receipt no. 4404192 dated February 17, 2011 at the Sta. Barbara, Pangasinan Treasurer’s office.

One (1) open Shade (Canopy type) made of Steel Trusses, concrete post under G.I. Roof constructed on their own lot no. 19846-A with a floor area of Three Hundred (300) Square meters, more or less.

The bidding will be done thru SEALED BIDS and the property will be awarded to the best and highest bidder who shall pay his bid in cash or manager’s check in Philippine currency within five (5) days from notice.

All sealed bids must be submitted to the undersigned on the above stated time and date.

In the event the public auction should not take place on the said date, it shall be held on January 2, 2014 same time and place without further notice.

Prospective buyers may investigate for themselves the Title/Tax Declaration/s of the property/properties above-described and the encumbrances thereon, if any there be.
