NOTICE OF EXTRA-JUDICIAL SALE

Upon extra-judicial petition for sale under Act No. 3135 as Amended, filed on February 11, 2013 by BHF Rural Bank, Inc., with principal office and place of business address located at Mayombo District, Dagupan City, against Sarah Swartz with residence address at La Playa Azul, Subdivision, Bonuan Boquig, Dagupan City or #0928 Babasit, Manaoag, Pangasinan, to satisfy the mortgage indebtedness which as of January 31, 2013 amounts to PESOS; THREE MILLION FIVE HUNDRED FIVE THOUSAND EIGHT HUNDRED FIFTY FIVE PESOS AND 11/100 (Php3,505,855.11), excluding interests, penalties, attorney’s fees and other charges, and expenses incidental to the public auction sale, the undersigned Sheriff IV will  sell at public auction on APRIL 25, 2013 between the hours of 9:00 A.M. to 4:00 P.M. in front of main entrance of City Hall Building, Dagupan City, to the highest bidder, for cash and in Philippine Currency, the below described properties with all existing improvements thereon, to wit:

TRANSFER CERTIFICATE OF TITLE NO. 86739

A parcel of land Lot 7, Blk. 7; Psd-01-065823, being a portion of Lot 9145-D-4-C, (Lot 8346-A-7-C) Psd-01-013311, L.R.C. Rec. No. 917), situated at Brgy. Boquig, City of Dagupan, Prov. of Pangasinan, containing an area of ONE HUNDRED SIXTY NINE (169) SQUARE METERS, declared under Tax Declaration No. 4086050, covered by TCT  No. 86739 and assessed at P3,800.00 for the current year. Bounded on the SW., along line 2-3 by Lot 6, Blk 7, of the subd. Plan; on the NW., along line 3-4 by Lot 9145-D-4-B, Psd -01-013311; on the NE., along line  4-1 by Lot 8, Blk. 7; on the SE., along line 1-2 by Road Lot 5 (8.00 m.w.) of the subdivision plan. Including the existing improvements thereon and those that maybe introduced thereto. Land Tax Paid Under O.R. _________, Under Act 493.

A parcel of land (Lot 8, Bld. 7, Psd-01-065823, being a portion of Lot 9145-D-4-C, (Lot 8436-A-7-C) Psd-01-013311, L.R.C. Rec. No. 917), situated at Brgy. Boquig, City of Dagupan, Prov. of Pangasinan, containing an area of ONE HUNDRED FIFTY SIX (156) SQUARE METERS. Declared under Tax Declaration No. 4086139, covered by TCT. No. 87350 an assessed at P3,510.00 for the current year ; Bounded on the SW., along line 1-2 by Lot 7, Blk. 7, of the  subdivision plan; on the NW., along line 2-3 by Lot 10 Blk. 7; on the NE., along line 3-4 by Lot 9, Blk. 7; on the SE., along  line 4-1 by road Lot 5 (8.00 m.w.) all of the  subdivision plan. Including all improvements existing thereon and those that may be introduced thereon and Tax Paid Under O.R. # ________, Under Act 493;

The bidding will be done thru SEALED BIDS and the property will be awarded to the best and highest bidder who shall pay his bid in cash or manager’s check in Philippine Currency within five (5) days from notice.

All sealed bids must be submitted to the undersigned on the above stated time and date.

In the event the public auction should not take place on the said date, it shall be held on April 30, 2013 same time and place without further notice.

Prospective buyers may investigate for themselves the Title/Tax Declaration of the property/above described and the encumbrances thereon, if any there be.
