Villasis LGU warns vs. illegally subdivided agri lands

THE municipal government of Villasis warned residents and potential property buyers against the illegal sale and purchase of agricultural lands that have been subdivided into residential lots without proper permits and documentation.

According to the June 2 advisory posted on the town’s official Facebook page, any transaction involving the sale of such properties is considered illegal unless the landowner has obtained an Approved Subdivision Plan, a Development Permit from the Local Government Unit (LGU), and a Certificate of Registration and License to Sell issued by the Department of Human Settlements and Urban Development (DHSUD).

Also, only licensed real estate agents or accredited salesmen are legally permitted to sell properties.

Violators of these regulations face severe penalties, including fines of up to ₱20,000 and imprisonment of up to 10 years under Section 39 of Presidential Decree 957, and a similar fine with imprisonment of up to 6 years under Section 12 of Executive Order 648.

Mayor Nonato Abrenica urged the cooperation of the community, including the Philippine National Police, barangay officials, NGOs, and civil society organizations, to report such illegal activities via email to villasiszoningoffice@gmail.com or villasis_lgu@yahoo.com.

Buyers are also warned that properties purchased through illegal transactions will not be issued zoning or locational clearances, nor will they receive permits for construction.
