NOTICE OF EXTRA-JUDICIAL SALE

Upon extra-judicial petition for sale under Act 3135 as amended filed on November 19, 2012 by NATIONAL HOME MORTGAGE FINANCE CORPORATION against OPHELIA T. ZABALA of Villa Sta. Barbara Subd., Lot 32 Blk. 12, Bo. Bigol, Botao, Minien, Sta. Barbara, Pangasinan/Zabala Apt. 2, Galvan St., Dagupan City to satisfy the mortgage indebtedness which as of October 15, 2012 amounts to SEVEN HUNDRED THOUSAND THREE HUNDRED THRITY EIGHT PESOS & 69/100 (Php 700,338.69) Philippine Currency plus expenses incidental to the public auction sale, the undersigned Sheriff IV will sell at public auction on January 25, 2013 between the hours of 9:00 A.M. and 4:00 P.M. In front of the Municipal Hall Building (main entrance) Sta. Barbara, Pangasinan to the highest bidder, for cash and in Philippine Currency, the below-described property/s, with all existing improvements thereon, to wit:

Bigol, Botao and Minien, Mun. of Sta. Barbara, Prov. of Pangasinan, Island of Luzon. Bounded on the NW., along line 1-2 by Lot 31; an the NE., along line 2-3 by Lot 34, all of Blk. 12, of the subdivision plan; on the SE., along line 3-4 by Road Lot 4; on the SW., along line 4-1 by Lot 30, Blk. 12, of the  subdivision plan. Beginning at a point marked “1” of Lot 32, Blk. 12, on plan being S. 50 deg. 56’E.,349.32 m. from BLBM No. 1, Bo. Minien, Sta. Barbara, Pangasinan; thence N. 17 deg., 39’E., 9.00 m. to point 2; thence S. 72 deg. 25’F., 10.00 m. to point 3; thence S. 17 deg. 39’W., 9.00 m. to point 4; thence N. 72 deg. 25’W., 10.00 m. to point of beginning; containing an area of NINETY (90) SQUARE METERS. All points referred to are indicated on the plan and are marked on the ground as PS cyl. Conc. Mons. 15×60 cms; bearing true; date of original survey on 1915; datew of consolidation subdivision survey on February 20-27, 1994, executed by Engr. Leandro Diocares and approved on June 28, 1994.

The bidding will be done thru SEALED BIDS and the property will be awarded to the best and highest bidder who shall pay his bid in cash or manager’s check in Philippine Currency within five (5) days from notice.

All  sealed bids must be submitted to the undersigned on the above-stated time and date.

In the event the public auction should not take place on the said date, it shall be held on February 1, 2013 same time and place  without further notice.

Prospective buyers may investigate for themselves the Title/Tax Declaration of the property’s above-described and the encumbrances thereon  if any there be.
