NOTICE OF EXTRA-JUDICIAL SALE

Upon extra-judicial petition for sale under Act 3135, filed by BANCO SUAL., agains SPS. JAIME R. QUIAÑO and LIWLIWA R. QUIAÑO of 147 Guadiz Street, Poblacion, Laoac, Pangasinan, to satisfy the mortgage indebtedness in the amount of ONE MILLION THREE HUNDRED FOUR THOUSAND TWO HUNDRED NINETY SIX and 09/100 Pesos (Php 1,304, 296.097) as of April 20, 2012, excluding expenses of foreclosure, the undersigned Sheriff will sell at public auction on JULY 11, 2012 at 10:00 o’clock in the morning or soon thereafter at the main entrance of Hall of Justice, Regional Trial Court, Barangay Anonas, Urdaneta City, Pangasinan, to the highest bidder, for cash or manager’s check and in Philippine Currency, the following property/ies, to wit, including all improvements existing thereon;

Tax Declaration Nos. 13842 & 13843 (lots) and 13901 (Commercial Building)

PARCEL 1: A parcel of residential land and irrig. Riceland (Lot No. 469), situated at Poblacion, Laoac, Pangasinan, Containing an area of THREE THOUSAND EIGHT HUNDRED SEVERY (3,870) SQUARE METERS, more or less, declared under Tax Declaration No. 13842 and assessed at P23,430.00 for the current year. Bounded on the North by Camilo Rebugio; on the East by Tomas Tanguilig; on the South by Hilario Rebugio; and on the West by Estero Bayating.

PARCEL 2: A parcel of residential land and unirig. Riceland (Lot No. 470), situated at Poblacion, Laoac, Pangasinan. Containing an area of SIX THOUSAND EIGHT HUNDRED THREE (6,803) SQUARE METERS, more or less, declared under Tax Declaration No. 13843 and assessed at P28,820.00 for the current year. Bounded on the North by Moises Ramos; on the East by Tomas Tanguilig & Rafael Robeniol; on the South by Leon Patubo and on the West by Bayating Creek.

Consisting of One (1) storey commercial building made of CHB under G.I. roofing of long span on steel trusses with heat shield declared under Tax Declaration No. 13901 and assessed at P90,000.00 for the current year, including all the existing improvements thereon and all those that maybe unintroduced thereto. The provision of Land Reform Code/Law do not apply hereto as this parcel of land are not tenanted nor leased to any person. Same parcel of land are not registered under Act 496 nor under the Spanish Mortgage Law Real Property taxes under O.R. No. 4328251 dated May 20, 2010 at Laoac, Pangasinan.

All sealed bid must be submitted to the undersigned on the above stated time and date.

In the event the public auction should not take place on the said date, it shall be held on July 18, 2012, without further notice.

Prospective buyers may investigate for themselves the Title/Tax Declaration herein-after described and encumbrance thereon, if any there be.
