NOTICE OF EXTRA-JUDICIAL SALE

Upon extra-judicial petition for sale under Act 3135 as Amended, filed on February 21, 2012 by China Banking Corp. thru counsel Atty. Alberto V. Alcala, 11th Floor, China Banking Corporation, 7845 Paseo de Roxas cor. Villar Sts., Makati  City against Sps. EDWIN G. ABEÑA AND THELMA R. ABEÑA, of 89 San Gabriel Street, Bonuan Boquig, Dagupan City to satisfy the mortgage indebtedness which as of February 15, 2012 amounts to SIX HUNDRED FIFTY-FIVE THOUSAND SIX HUNDRED FORTY – SEVEN AND 40/100 (Php 655,617.40) plus interests, penalties, attorney’s fees and other charges and expenses incidental to the public auction sale, the undersigned Sheriff IV will sell  at public auction on April 30, 2012 between the hours of 9:00 A.M. and 4:00 P.M. infront of Justice Hall, Bonuan Tondaligan, Dagupan City to the highest bidder, for cash and in Philippine Cur-rency, the below described property/properties, with all existing improvement thereon, to wit:

TRANSFER CERTIFICATE OF TITLE NO. 74138

“A parcel of land (Lot 7628-A-2-A-1, Psd-01-045398, being a portion of Lot 7628-A, Psd-01-044366, LRC Rec. No. 917) situated in the City of Dagupan, Rurban Code No. 015518, Island of Luzon. Bounded on the SW., along line 1-2 by Lot 7628-A-2-A-2( Right of Way 1.50 m. wide) of the subdivision plan; on the NW., along  line 2-3 by Lot 7628-A-1 (LRC) Psd-188524; on the NE., along 3-4 by Lot 7629, Cad 217, Dagupan Cadastre; on the SE., along line 4-1 by Lot 7628-A-2-A-2 of the subdivision plan. Beginning xxx containing an area of FOUR HUNDRED FORTY TWO SQUARE METERS, AND FIFTY SQUARE DECIMETER (442.50) more or lress registered in accordance with the provisions of the Property Registration Degree in the name of Spouses EDWIN ABENA and THELMA R. ABENA, of legal ages, Filipinos, residents of Bonuan Boquig, Dagupan City including present and future improvements thereon.

The bidding will be done thru SEALED BIDS and the property will be awarded to the best highest bidder who shall pay his bid in cash or manager’s check in Philippine currency within five (5) days from Notice.

All sealed bids must be submitted to the undersigned on the above stated time and date.

In the event the public auction should not take place on the said date, it shall be held on May 3, 2012 without further notice.

Prospective buyers may investigate for themselves the Title/Tax Declaration/s of the property/properties above-described and the encumbrances thereon, if any therebe.
